Burgerfi, North Myrtle Beach SC: Having previously committed to our single sourced Integrated Project Delivery (IPD) services, this NC/SC franchise ownership had already experienced the benefits of our IPD process in two previous restaurant projects. And with a franchise that was still learning its way, our design and construction teams collaborated and communicated closely with each other, local and state building and health officials, franchise representative and franchisee to create this $1M renovation of a prominent corner parcel in this beach town. The first freestanding unit in the franchise, RdM contributed its design impact with new prototype grill, revamped prototype cook and expediting lines, walk up take-away window, dedicated bar and outdoor seating; and the signature covered outdoor dining.
- Renovation of this 5,000 sf building, having sat empty for about 4 years, required attention to a deteriorating structure along with facade changes to meet franchise design criteria
- Site improvements were made to improve vehicular circulation, delivery truck access, increase parking spaces, removal of drive through lane and upgrades to landscaping
- The existing building was made up of two separate structures, the original gas station and a Burger King requiring resolution of two large separate electrical services
- Non-sprinklered building with its 100+ assembly occupancy required 2-hour building separation and two separate fire shutters
- New wind load codes required all new glazing meet impact resistant glazing requirements in both multi panel sliding glass patio doors used to open a 30′ section of wall to the outdoor patio and the overhead door system atop the indoor/outdoor bar surface
- With builders risk insurance in place, the owner benefitted when a lightning strike required a rooftop HVAC unit be replaced
