Pioneer Springs Community School

This North Carolina Charter School is in a unique historic and nature setting and has grown rapidly with an annual wait list. Required to add grades each year, the school was in crisis mode having just received bids back on a building project that was seriously over budget and in no way could be built within the required timeline to satisfy state requirements. Referred to RdM Architecture for help, several options were reviewed and our single source Integrated Project Delivery approach became a logical part of the solution. From concept to occupancy within three and a half months, the Red Barn classroom building is representative of this creative, equitable and timely resolution to what was a very difficult and stressful situation for the school.

  • Immediately sought to simultaneously develop a project schedule, concept design and budget that met with the board’s approval
  • Collaborated with engineers and subcontractors to explore and specify solutions that provided attainable design and construction goals to meet both aggressive budgets and schedules
  • Renovation of a 2,200 sf metal storage building now houses two lower school classrooms with required staff and student restrooms
  • Building provides a covered outdoor art space
  • Garage doors were removed and glazing systems added for natural light
  • multiple code and accessibility issues were addressed using the newly adopted state Existing Building Code in this “change of use”
  • “Soft sock” duct work used for supply air enhances fun interior space and is part of an awkwardly elaborate  new HVAC system designed to meet the code required fresh air intake and air changes
  • New water heater and electrical service was added and coordinated with the utility company to meet the schedule
  • Coordinated rapid submissions and approvals with NCDOT
